Bowbridge Properties do not charge upfront fees so this cost will be deducted from the 1st rental payment. This fee covers the cost of inspecting the property and taking advertising photos, marketing (including prominent To Let board), conducting viewings, preparation of lease and associated administration.
Dedicated Property Manager
All our landlords have a dedicated property manager who knows their properties inside and out. Our clients have the benefit of having direct contact with the manger responsible for their property, saving our landlords time and frustration.
Valuation
Your property manager will meet you at your property to discuss achievable monthly rent and to talk you through the lettings process. We will also advise on safety regulations, furnishing requirements and decoration. Bowbridge Properties have extensive market intelligence and experience, so you can rest assured that your property is in safe hands.
Property Advertising
Advertising your property is key to achieving a good quality tenant in the shortest time. Bowbridge Properties advertises landlords properties across national property portals including Rightmove, lettingweb and zoopla as well as on our own website. We also use traditional forms of advertising such as signage in the property, branded Bowbridge Properties cars and shop window advertisements.
Key Handover
Your property manager will arrange the key handover and meet the tenant at the property including out of hours. During the key handover the manger will answer any tenant questions about the running of the property.
Rent Collection
Bowbridge Properties will collect the monthly rent and transfer this by bank transfer to the landlord. We monitor rent payments carefully and chase up late payments swiftly so that you have your rent as soon as possible. In cases of late payment of rent we will carry out arrears visits within 7 days if no contact has been made with the tenant.
Property Maintenance
Organisation of responsive and planned maintenance work without high costs. Bowbridge Properties use trusted contractors that we have worked with for years. We have a policy of using local contractors where ever possible as this ensures quality of work with the high costs. We will liase with tenants and contractors to organise work quickly. Once the work has been completed and inspected we will arrange payment of invoices to contractors. In instances where maintenance work is required with a cost over a prior agreed allowance, quotations will be provided for approval.
Periodic Inspections
Periodic inspections will be carried out to check that the property and grounds are being kept to a good standard. Inspections are usually carried out once every six months.
Management Reports
Management reports will be sent electronically monthly or at any time when requested. The management report will outline income and any expenditure for that month. The report allows our landlords to quickly and easily brief themselves with their property’s status. Management reports are also available through our 24/7 online landlord login.
24/7 Landlord Login
Our online landlord login service allows access to management reports and maintenance reports 24/7 365 days a year. The online service can be accessed anywhere in the world so at any time wherever you are in the world you can quickly see the status of your property.

Preparation of professional inventory/condition report: £85
Bowbridge Properties use an external company to prepare our inventories to ensure that we are fully equipped to protect all parties in the event of any disputes relating to a tenancy. This report is a detailed record of the condition of the property prior to the start of a tenancy and is supplemented by multiple photographs. It has been created to comply with the requirements of the Tenancy Deposit Scheme.
Registration of deposit with Deposit Protection Scotland: £25
This includes handling of any disputes/arbitration at the end of the tenancy.
